What does a CP12 finding cover?

CP12 is the everyday name for the Landlord Gas Safety Record. Here is what it includes and what it does not.

What the findings are

The Landlord Gas Safety Record — universally called a CP12 — is the document confirming that a Gas Safe registered engineer has checked the gas appliances and flues in a let property for safety. It records what was inspected, what was found and whether anything failed.

What is checked

Every gas appliance the landlord is responsible for, plus its flue and the ventilation serving it. The engineer confirms the appliance is burning safely, that combustion products are being removed properly and that there is nothing unsafe about the installation.

What it is not

It is not a service. A safety check confirms the appliance is safe on the day; a service cleans and maintains it so it stays reliable. Booking both together is the practical approach, and it means one visit and one set of access arrangements.

Renewal and records

The check must be carried out every twelve months, and the tenant must be given a copy. Our engineers carry a PDA with signature capture, so the findings are generated on site and emailed to landlord, agent and tenant within minutes of the visit finishing.
